Top DC Homes For Perspective Home Buyers

The real estate market in Washington D.C. is looking better than ever for 2017. Recently rated the fourth most valuable housing market in the country, D.C. continues to attract buyers seeking an investment property in the district, as well as first-time home buyers who aren’t afraid of a fixer-upper. Northeast neighborhoods that were once deemed unsafe or undesirable places to live are now some of the greatest up-and-coming D.C. neighborhoods to buy a house, largely in thanks to the waves of gentrification that have been hitting this part of the city over the last few years.

Update: We’ve have opened new homes in 2018

Take a look at the top three up-and-coming D.C. neighborhoods for home buyers this year:

#3: Edgewood

The Northeast neighborhood of Edgewood has witnessed an amazing transformation in recent years. When crime in D.C. was at its height, Edgewood was popular with unsavory characters. Now Edgewood is experiencing widespread redevelopment and renovation, and it has become one of the best up-and-coming neighborhoods to buy a home in D.C. Nearly 50 homes and 20 condors or co-ops were sold in Edgewood last year, and those numbers are only expected to rise as the neighborhood welcomes further growth, including a $2 million renovation to the community’s recreation center. Restaurants, parks, and a neighborhood garden have also been added to the community. More shops and eateries are expected to be added to the southwestern end of Edgewood in the coming years.

Edgewood’s affordability and neighborly spirit is very appealing to home buyers in the district. The neighborhood is mostly made up of row houses that date back to the early 1900s, and the homes have historic architectural features like claw-foot tubs and original hardwood floors. There are also newly renovated condo and co-op buildings that could become excellent investment properties to own and rent out. Edgewood’s pedestrian friendly nature has made it a hotspot for dog-walkers as well, and the community regularly gathers volunteers to clean up the streets. Most shops and restaurants are within walking or biking distance of homeowners in the neighborhood, but Edgewood also has easy access to the Red Line metro with the Brookland-Catholic and Rhode Island metro stations conveniently situated at either end of the community.

#2: Ivy City

This once gritty neighborhood of railroad workers and warehouses is fast becoming one of the most sought-after places to live in D.C. Ivy City — another Northeast neighborhood — has seen a renaissance of renovation in recent years, helped along by the development of nearby neighborhoods like Trinidad and Union Market. New retail developments have opened in Ivy City in and around new or soon-to-be housing developments, like the first ever Nike community store and three different brewing distilleries for craft beer lovers. More restaurants and shops are expected to open this year as commercial investment in the neighborhood continues to rise. Ivy City’s industrial yet small town feel appeals to home buyers along with its affordability and location.

For home buyers who love a big city feel with a small-town budget, Ivy City may be the answer. The neighborhood is a house flipper’s paradise and the potential for profit is huge. The price per square foot is still lower than its surrounding neighborhoods despite the growth that Ivy City has seen in recent years, and older homes are readily available for a good price that make them perfect for renovations or all out tear-downs and rebuilds. New apartment buildings have also been built in the neighborhood offering move-in ready homes with top-shelf amenities. Investment opportunities are aplenty in Ivy City, and more and more home buyers will be taking notice in 2017.

#1: Trinidad

For home buyers who want to be close to the nightlife in a quaint, affordable row house, Trinidad may be just what you’re looking for in an up-and-coming D.C. neighborhood. Though Trinidad has a violent past, it is now a dramatically different northeast neighborhood experiencing waves of renewal and redevelopment. Due to its fresh face-lift, diverse community, and prime location, Trinidad has become one of the hottest neighborhoods in Northeast D.C. to buy in. It’s only a five minute walk from the restaurant and bar scene on H Street and close to the Red Line metro. Home owners in Trinidad vary from young families to students to longtime residents with all different backgrounds and ethnicities.

Homes in the neighborhood are primarily 1920s Craftsman and Victorian-style row houses, and many have been converted to condos to offer different home types to potential buyers. Many of the row homes are undergoing renovations or waiting for the right buyer to flip it to modern times, but others are already move-in ready. For home buyers with a bigger budget, Trinidad is the best up-and-coming neighborhood to live in inside the capital city. Trinidad has great investment potential and could be just the place for first-time home buyers in D.C.
