This particular property was strategically priced low and I knew given the low inventory (and the fact interest rates are the lowest they’ve been in 9 months) it would generate a lot of interest and multiple offers.
I worked with my clients to put together a very competitive offer with minimal contingencies, a quick close, and free rent back. Adding these flexible provisions gives the seller an extra incentive to accept our offer. Our clients were willing to pay $101k more than the list price, so we also added an escalation clause.
Although the listing agent asked us for our best and final offer with NO escalation clauses, I was able to stall and get the listing agent to COUNTER our offer as opposed to us resubmitting a higher one. I was confident we were the highest bidder and I didn’t want my client’s to have to pay over 100k more than the list price just because they were willing to. We were able to win only going $50k over the list price, so my client’s saved $50k.“
